Job Responsibilities

Project & Financial Control

• Project Feasibility: Conduct financial modeling, scenario analysis, and profitability studies for new land acquisitions and developments.
• Budget Management: Establish strict budgetary controls over construction costs, design fees, and contractor payments.
• Cost Variance Analysis: Track actual development expenditures against budgets to identify cost-saving opportunities and prevent overruns.
• Payment Oversight: Verify and approve construction drawdown claims and vendor payment requests against completed milestones.

Funding & Treasury Management

• Capital Structuring: Plan the mix of debt, equity, and joint-venture capital required to fund multi-year real estate projects.
• Fundraising & Financing: Secure project financing, commercial loans, and credit lines from investment banks and fund management firms.
• Cash Flow Optimization: Monitor group liquidity and manage complex cash flow cycles across various Special Purpose Vehicles (SPVs).
• Banking Relationships: Maintain and leverage relationships with lenders, investors, and joint-venture partners.

Financial Planning & Reporting

• Financial Reporting: Oversee the consolidation of financial statements, balance sheets, and management accounts across all property subsidiaries.
• Strategic FP&A: Deliver long-term forecasting, annual budgeting, and rolling financial insights directly to the CEO, CFO, and Board.
• Data Dashboards: Leverage financial software to implement real-time tracking of sales velocity, rental yields, and investment returns.

Risk, Tax, & Compliance

• Regulatory Compliance: Ensure strict compliance with statutory financial reporting standards (e.g., IFRS/HKFRS) and local real estate laws.
• Tax Planning: Optimize tax structures for corporate entities, property transfers, and sales revenue.
• Risk Mitigation: Identify and mitigate risks related to interest rate volatility, market downturns, and supply chain inflation.
• Audit Coordination: Liaise with external auditors, tax advisors, and company secretaries for year-end audits and corporate governance.

Team Leadership & Business Partnering

• Team Management: Direct and mentor a large team of finance professionals covering accounts payable, accounts receivable, and payroll.
• Cross-Department Collaboration: Act as a strategic business partner to construction managers, legal counsel, procurement teams, and sales divisions.

Job Requirements

• Bachelor's degree holder
• At least 18-20 years of relevant experience, with extensive senior management experience gained from the real estate or construction sector
• Fluent Cantonese, English and Mandarin
